Energy Performance Certificates...

The Spanish Government has introduced by Royal Decree a new law that requires all owners wishing to sell their Spanish property to obtain an Energy Performance Certificate for the property.
The law has been approved and is due to come into force on June 1st 2013, although some reports suggest the launch date may be delayed. Regardless of the starting date, you will require a certificate to market and sell your property.
The Energy Certificate will describe how efficient a home is in terms of energy consumption and will give recommendations on how to improve efficiency. An energy rating will be given ranging from ‘A’ (the highest) to ‘G’ (the lowest).
A qualified professional technician is required to carry out the test in the property and issue the certificate.

Copies of the documents required in order to obtain a certificate include Escritura (title deeds), Passports, NIE, Suma bill.
